One format for every proposal
A language model reads each proposal into a fixed schema, copying numbers as printed. Code then checks the math: quantity × unit price, lines against the base bid, and conversions like SY to SF.
Trisphere · Vandelay
Vandelay is preconstruction software for contractors. It measures rooms from PDF drawing sets, reads every subcontractor proposal, and lines the bids up trade by trade, so you can see what each bidder left out before you sign.
01 How it works
Upload the drawing set and the proposals. Vandelay does the takeoff, stops for your estimator to check it, then levels every bid against the same quantities.
02 Takeoff
Every quantity is a distance on paper times the drawing's scale. A wrong scale corrupts everything downstream, so a sheet with a missing or conflicting scale is reported, never assumed.
Vandelay finds each room by its tag, follows the walls around it and measures to the inside face of the wall, which is what drywall, paint and flooring are priced on. Every sheet of a multi-sheet plan is measured, and a room that shows up on two sheets is flagged.
Finish legends, finish schedules and the codes tagged on finish plans are read off the sheets instead of guessed from room names. Typos and combined codes are repaired, and every repair is flagged.
Walls to remove are measured in linear feet and ceilings to remove in square feet. Floor-removal keynotes are followed down their leaders to the room they point at. Other keynotes are counted and listed for the estimator.
03 Bid leveling
Subs price the same job in different units, groupings and lump sums. Vandelay puts every bid on your quantities, so the low number is low for the right reasons.
A language model reads each proposal into a fixed schema, copying numbers as printed. Code then checks the math: quantity × unit price, lines against the base bid, and conversions like SY to SF.
Missing scope, quantities short of the takeoff, excluded labor and plug numbers are flagged per bidder, with the money at stake.
Questionable pricing is flagged and stays in the bid total. Nothing is quietly deducted or hidden.
Multi-bidder tabs are read exactly from the page layout, with no AI: base bids, alternates, NO BID cells and the recommended bidder. A low bid more than 15% under the next is flagged.
Set the labor share of an installed price for each trade on each job, so excluded labor is priced realistically.
When a sub prices something the takeoff doesn't have, the leveler sends the takeoff back to re-measure it instead of writing it off as a gap.
04 Specifications
| Drawings | PDF drawing sets: vector CAD exports or scans · Multi-sheet floor plans · Finish, ceiling and demolition sheets |
|---|---|
| Scales | Architectural (1/8" = 1'-0") · Engineering (1" = 20') · Metric (1:100) · Missing or conflicting scales reported |
| Trades | Drywall · Painting · Flooring (carpet tile, porcelain and ceramic, VCT, wall base) · Acoustical ceilings · Demolition · Fencing |
| Proposals | PDF, scanned PDF or plain text · Lump sums, unit prices, alternates and exclusions · Bid tabulations with any number of bidders |
| AI | A local model, not a cloud AI service, so drawings and bids are never sent to a third party. Bid tabs and the handoff use no AI. |
| Human review | Vision QA checkpoint before leveling: edit rooms on the overlay, then approve or reject |
| Output | JSON bid package · CSVs for rooms, quantities, leveled bids and bid-tab alternates |
| Deployment | Three containers: the engine, the dashboard and the model |
| Testing | 168 automated tests on real and synthetic drawing sets, plus an end-to-end browser test of the dashboard |
05 Early access
Early access is open to estimators and contractors. Tell us which trades you bid and the jobs you run, and we'll set you up.
